Flooring a Newly Built Utah House: What to Do About the Slab

Utah builds more new housing than almost anywhere, and a new house comes with a new concrete slab. That slab is the single biggest variable in whether your floor is still flat in three years.

Why this is a Utah question specifically

38.6% of every home in Utah was built in 2000 or later. In Utah County it is 51.6%, in Washington County 56.9%, and in Lehi 76.1%. No other state in this portfolio is close. A very large share of Utah flooring is therefore going down on concrete that is, in slab terms, still young.

Concrete does not stop releasing water when it is walkable. It cures in days and it dries over months, from deep inside, and the moisture leaves through the top surface — which is exactly where you are about to put a floor.

What goes wrong, and when

None of it happens on installation day, which is what makes it expensive:

  • Adhesive debonds. The glue under a wood or vinyl floor gives up. The floor sounds hollow, then moves underfoot.
  • Seams peak. Edges lift against each other in a ridge you can feel through socks.
  • Engineered wood cups as the underside takes on more moisture than the top.
  • Something grows underneath. Usually noticed as a smell long before anything is visible.

The test that settles it

The rule of thumb is about thirty days of drying per inch of slab thickness in good conditions. Treat that as a planning figure and nothing more — conditions are rarely good, and a slab poured in November behaves nothing like one poured in June.

The actual answer comes from ASTM F2170, the in-situ relative humidity test:

  1. Holes drilled to 40% of the slab depth, or 20% if the slab can dry from both sides. A surface reading measures the part that dries first and matters least.
  2. Sleeves inserted and sealed, probes left to equilibrate at least 24 hours.
  3. Three probes for the first 1,000 square feet, plus one for each additional 1,000, with one within three feet of every exterior wall.
  4. Read the number against what your flooring actually allows — commonly 75–80% RH for wood, a little more for sheet vinyl and LVT.

If the slab is not ready

There are three honest answers, and “install anyway” is not among them.

  • Wait. Cheapest, least popular, and often only a matter of weeks.
  • Mitigate. A moisture-mitigation coating applied to the slab, which is a real line item and works.
  • Change material. Rigid-core vinyl plank floated rather than glued is largely indifferent to what the slab is doing.

Builder-supplied flooring in a new Utah house is often installed on the builder’s schedule rather than the slab’s. If you are choosing your own floor after closing, you are in a better position than the original buyer was — take the reading.

Common questions

My builder installed the floor already. Should I worry?

Not automatically. Watch for hollow-sounding spots, ridges at the seams, or a musty smell in a closed room. Any of those in the first two years is worth investigating before the warranty window closes.

Can I test the slab myself?

The calcium chloride and RH probe kits are available, but F2170 is specific about drilling depth and equilibration and it is easy to get a meaningless number. If a floor is going down over new concrete, the installer should be doing this as a matter of course.

Does a basement slab dry more slowly than a main-floor slab?

Usually, yes. It is below grade, surrounded by soil, often with less air movement, and it can only dry upward. It is also the slab most likely to be covered years later by an owner finishing the basement, when everyone assumes it must be dry by now.
